Dumbell would not be my forst choice because you would almost certainly have to buy an entire rack. (many different weights)
If I could only use one piece of equipment, it would be a combo dip/ pullup rack. This is the only training tool of our military's special forces and everyone knows how good of shape they're in.
Buy a dip/ pullup bar and then buy a book about a special forces bodyweight workout.

I agree with Ryan T. With a pair of adjustable weight dumbells and an exercise ball, you can do a great many exercises. Here is a sample workout that you can do with them:

Personally, a dumbell. Buffs up the arms and VERY easy to use.

A Bosu ball or a Swiss ball definitely! Those are CRUCIAL for powerlifters and bodybuilders alike!

An olympic barbell w/ weights. It is all you will need to work every muscle in your body.
